Agencies raise appraisal exemption threshold for higher-priced mortgage loans to $34,200

The Consumer Financial Protection Bureau, the Federal Reserve Board, and the Office of the Comptroller of the Currency have announced an increase in the exemption threshold for smaller loans from appraisal requirements on higher-priced mortgage loans. Starting January 1, 2026, the new threshold will be $34,200, up from $33,500.

This adjustment is tied to a 2.1 percent annual rise in the Consumer Price Index for Urban Wage Earners and Clerical Workers (CPI-W) as measured on June 1, 2025.
